As most can see, our neighborhood is showing its age. We need volunteers to help with special projects we plan to take on. Spring season is fast approaching and there is lots to do. If interested, please contact the HOA by email or attend a monthly HOA meeting.

Crime Watch
Recently, one of the Braemoor homeowners attended a Crime Watch meeting to discuss a possible increase in crime activity in the Braemoor subdivision and the homeless encampment adjacent to the neighborhood.
The GCPD pulled crime stats for this year and noted that crime stats had not increased since this time last year. This does not include unreported crime. The police encourages people to report any happenings to them so they could accurately track the crime record for our subdivision. The average time for police response is approximately 4.2 minutes.
Police also stated that the homeless encampment issue would be addressed.
Here are a couple tips for residents of our community.
- Homeowners are encouraged to get security cameras and video doorbells installed if they have not done so with a recording plan so digital readouts can be reviewed should an incident occur.
- All residents are encouraged to do "end of day" checks ensuring that everything is locked. There have been numerous incidents of criminals checking for unlocked vehicles after dark. Maximize night lighting. Residents can get "smart bulbs" that automatically come on at sunset and turn off at sunrise.

There is a Braemoor Community Chat on Facebook where you can interact with fellow homeowners in our community. In this modern age, people do more communicating through technology as opposed to "face to face". Braemoor homeowners are encouraged to constructively comment on what's happening in the neighborhood. Updates
- A payment is being sent resulting from the front entrance insurance claim. Once the payment is received, the board will meet to pick a contractor and get the sign work started.
- The HOA completed collecting the last few signatures for the Windsor Mill Road speed humps (between 52 and Millburgh Lane turn) this weekend. The signature sheet has been submitted to the COGC Engineer.
- Recently spoke to a Berkeley County Council member recently who may be able to help us with funding for speed humps on Millburgh Lane. It is not definite, but the first step will be to collect signatures from homeowners within 250 feet of proposed speed humps.
Neighborhood Appearance

The HOA would like to improve the overall appearance of the neighborhood within budget constraints or through the state governments where applicable. Areas targeted (Spring 2024) include:
- Apply mulch to common garden areas.
- Sidewalks are uneven in many areas and need leveling / replacement.
- New signs where needed and street paving
- Leaning Street signs

Summer Lawncare Tips
Summer will be here soon.Did you know? Here are a few summer pointers on keeping your lawn healthy and looking good during the hottest months. Grass is a big O2 producer and the roots prevent soil erosion.
- Sharpen the lawnmower blade.
- When mowing the grass, increase the height to leave the grass (2.5 to 3 inches) a little taller.
- Letting the grass clippings lie if not clumping too much. Grass clippings are a good nutrient and can save on fertilizer costs.
- Water properly. Most lawns need water every 2-3 days and it is best to water early in the morning. Watering too late in the evening can promote the growth of fungus since the water will cling to the grass for too long and water will evaporate too fast if watering in the middle of a hot summer day .
- Clean up after the pooch uses the bathroom.
- Avoid parking on the grass. This shades the grass during the day and produces tire tracks.
- Fertilize warm-season grasses with low-nitrogen fertilizer. Spring time fertilizer (with increased nitrogen) can stress lawns and even cause burns
Property Care and Maintenance Tips
Spring is the best time to get those outdoor projects done when the weather is nice. Over time, algea and / or mold will accumulate on home siding. This can easily be taken care of with a "bleach based" cleaning solution and a pressure sprayer. Most home improvement stores have these types of cleaners and they work well.
Many privacy fences in the neighborhood are showing their age. Boards may be bowed (warped), support posts maybe starting to lean, or the wood may be rotting. Why not take a little time to inspect your fences. In many cases, minor repairs and a good cleaning may make the fence look like new. Use a cleaning solution recommended for wooden fencing and a pressure washer at a low setting. You will not want to damage the wood with high pressure. Spray the solution on the fence surface and wait five minutes. This will allow the bleach to eliminate the mold. Wash with low pressure. If the mildew and algea has been there a long time, you may need to repeat the cleaning process.
Did you know? Having a well maintained lawn can accentuate the beauty of your home. If your lawn is uneven, the answer might be to topdress the lawn with a mix of topsoil (40%), compost (20%), and fine sand (40%). Spreading the nutrients such as Lawn Food and Weed and Feed will enhance grass growth and eliminate many common weeds.
