ARBThe Braemoor Subdivision was very well designed. The common grounds were nicely landscaped. Harmonious color schemes were chosen for the houses and the good landscaping contributes to making it a pleasant community.

In order to assure that this overall quality of design and the execution continues, our Declaration of Covenants, Conditions and Restrictions requires us to have a process of approval of changes that homeowners want to make. There is a minimum of a three person Architectural Review Board which must approve all changes to the exterior of homes before they are made.

The governing documents for the Braemoor Homeowners Association contain covenants, including those pertaining to design standards. The primary purpose of design covenants is to maintain environmental and architectural design standards for the entire community.

The origination and enforcement of design standards is intended to achieve the following objectives:

  1. Maintain consistency with the overall design concept for the community
  2. Promote harmonious architectural and environmental design qualities and features
  3. Enhance the visual and aesthetic appearance of the community

The enforcement of design standards not only enhances the physical appearance of a community but protects and preserves property values. Homeowners who reside in association communities which enforce design covenants are protected from actions of neighbors which can detract from the physical appearance of the community and, in some cases, diminish property values. In fact, surveys of homeowners living in association communities consistently reveal that this was an important consideration in their decision to purchase a home.

Details of the design covenants are made available in the Covenants section of this web site and are included in Braemoor Homeowner Association newcomers packet delivered to each new homeowner upon moving into the subdivision.

When planning property modifications and/or improvements, it is important to understand the Goose Creek City ordinances. In many cases, a City building permit must be obtained. If the BHOA Covenants and Restrictions are not inclusive of the modification / addition you are considering, it is likely covered in City and/or County ordinances.
